Actionable Published Price List - September 2026

The Fire Stayed Outside, The Smoke and Ash Didn’t. Now What?

When a wildfire moves through a region, restorers often canvass entire neighborhoods where smoke and ash exposure is widespread. Estimating that work today means assembling a fragmented collection of individual line items for every property. Three structural problems follow.

    Up-front estimating slows the sale.

    A restorer working door to door across dozens of impacted properties needs a swift, repeatable way to produce a reasonably accurate initial estimate. Building each one from scratch out of vacuuming, fogging, scrubbing, and equipment lines does not scale to a neighborhood during a surge event.

    The price arrives too late.

    In jurisdictions requiring greater price certainty at contract formation, an open-ended scope is not an option. Restorers need a supportable initial amount they can commit to quickly, with room to adjust when documented site conditions differ materially.

    HVAC restoration has no set standard.

    Duct and register cleaning, furnace and air-handler restoration, and filter replacement have historically been estimated inconsistently and, at times, haphazardly, especially as it relates to wildfire activity. No two estimates scope the same system the same way. Perhaps that needs to change.

All three share one root: wildfire smoke restoration is priced by reassembling fragments, so every estimate is slow, every price is provisional, and no two scopes match.

The caveat: These two new APPL line items create space for early price certainty, while still allowing flexibility. A defined dollar amount at contract formation is valuable. That said, these line items serve as a foundational baseline and are designed to sit beneath additional line items such as corrosion mitigation of fixtures, carpet cleaning, and testing and balancing of the HVAC system. When site conditions differ materially from the standard scope, the user can and should include additional line items as warranted.

THE SOLUTION: Two Composite Wildfire Line Items

CLN WILDAI — Post wildfire smoke & ash remediation

One line item, priced by floor square footage, bundling the interior scope to mitigate wildfire residue: HEPA vacuuming of horizontal surfaces, thermal fogging for odor, multi-day negative-air scrubbing with HEPA filtration, and the deployment, breakdown, planning, and oversight labor that supports them.

This line item’s additional item information invites the user to augment with HVC SYSAI if the HVAC system is impacted by the soot and ash.

HVC SYSAI —  HVAC system remediation (by SF)

One line item, priced by floor square footage, covering the mechanical side of a wildfire response when combustion residue has entered the HVAC system: cleaning of supply and return ductwork, registers and grilles, restoration of the furnace or air handler, and filter replacement.

Use them together or independently. Where combustion residue entered the mechanical system, the two items pair: CLN WILDAI for the interior, HVC SYSAI for the HVAC. Where the system was off, sealed, or verified clean, CLN WILDAI stands alone. Alternatively, when only the mechanical system needs attention, HVC SYSAI stands alone as well.

The Boundary: A Wildfire Item, Not a Fire Item

CLN WILDAI is deliberately limited to wildfire-related smoke, soot, and ash infiltration at a property near an external wildfire, where the structure did not sustain direct fire or thermal damage. It is not intended for a fire originating inside the structure. Interior fires produce materially different residues and restoration requirements: protein and other sticky residues; the combustion of plastics, furnishings, building materials, and contents; direct thermal effects from elevated temperatures; localized charring, melting, and material degradation; and far greater variability in residue chemistry, concentration, and the chem sponge centric cleaning methods required. Those losses call for a full fire-restoration scope, not this one.

Restraint runs the other way as well. Proximity to a wildfire does not by itself establish compensable damage, and not every impacted property requires the scope outlined in these two new line items.
